(Getting MLS data into a local DB, create SQL queries that gives you meaningful info, creating charting & graphing code, etc.). I'd second Dustin's recommendation of looking at the forthcoming Zillow API. I've had the opportunity to play with an Alpha release and it's just a couple of REST style web service calls, and a few milliseconds later, you have an url to a Zillow generated GIF that you can put on your web site. Work the SEO on it, and try to develop a new and innovative idea where someone wanting to sell their own home could come to you and have the whole process done for them with a website and a listing and your cool tool.
