The buyer's needs and wants are the most important first step in the transaction. On-line wish lists that generate leads from an agents web site are growing in popularity to determine the buyers true needs. The best wish list programs generate wish lists for both the buyer and the agent via e-mail as a guidance tool in the home search.

But to really "narrow down" the choices of "all" the homes buyers are touring these days, a buyer's home rating program and walk through checklists become the ultimate tools to locate their dream home. By rating 5-10 features in each home the buyer tours, then combining and calculating a couples ratings will determine the best home to meet both their needs. The emotional approach of buying now becomes a due diligence approach to their largest investment in life.

Try Pizza and Beer! Seriously though, I don't see why it would matter. You're just being organized and practical. In my experience the men liked eating a nice big sandwich and cookie and hated going to a restaurant anyway.
Also, although I probably shouldn't admit it, I can always schedule a vacant house at lunchtime!

That really would solve a lot of problems; choosing and finding a restaurant everyone likes can be a pain, then the restaurant often takes too long which stresses me out, the client may not like the food or the service is bad and I feel responsible somehow, and then the client wants to pay...

A picnic lunch should be very relaxed and social.

I love the idea. I wonder if a guy could pull it off?

I ask them ahead of time as I'm preparing them for the "buying trip" what they like to drink coke,7-up, etc, and what meat or no meat they'd like, usually it's turkey. Then I stop at Starbucks who has the best sandwiches and pick sandwiches, chips, usually take an apple each from home, napkins and cookies and pop or something like that. Food that's not crumbly is a good idea. I can usually find a park to eat at, or go in for a Starbucks latte, tea and eat there. I put the food in a thermos container with an ice pack. It's very well received. Sometimes I'll email them a menu and they email me back the items.
The picnic lunch is just part of enjoying this really special day. I explain it all ahead of time and they genuinly look forward to it. I'd never ever quit it because it's so well received. It solves the looking for the restaurant and all the time it takes to order and eat. I'd rate it a 10 plus makes you look good. I get lots fo referrals.

Very nice list.

I'm intrigued by the picnic lunch idea. I've never heard of that and am having trouble visualizing it.

What do you pack? Or do you buy the lunch? Are food restrictions a problem? Do you ask them what they want beforehand?

Where do you eat the lunch? A park?

How effective, in general, would you rate the picnic lunch?

Thanks,
