First Time Home Buyer Radio Show Tomorrow

[photopress:fir.jpg,thumb,alignright]Several weeks ago when I had my “radio debut” on The Tom Kelly Show, Tom asked if I would come back and do it again sometime. I told him as long as I didn’t have to talk about Blogging again
So I picked the topic of First Time Home Buyers.
There’s a catch, there’s always a catch isn’t there? Tom isn’t going to be there! He’s on vacation. So my partner Kim is going to be the host, and I’m going to be his guest. This could get funny. We have ZERO training, though Kim used to do radio many years ago. We won’t be able to get into the studio until just before the show airs, so hopefully we’ll be hitting the right buttons to talk and break for commercials. Life is such an adventure, isn’t it!?
Same info as last time: “Real Estate Today” The radio show runs from 11 a.m. to noon, Sundays (Pacific time) and originates from KTTH-AM 770, in Seattle. Here’s a story of my first time I went live without any experience…
In the good ‘ol days when I was a Santa Cruz student, I hosted a show called “Green Voice” on the college radio station (KZSC) with two other women (both of whom were trained and very good at hitting all the right buttons…). It was prime time (6pm), every Thursday night. My job was to show up and be controversial (go figure!)… and I loved it.
Well, one day out of the blue, both women announced they couldn’t make it and I had to go on alone. I spent the whole day putting together my conversation topics, which included a bunch of radical speeches on CD… (It all made sense at the time)…
Anyway, one thing leads to another… and after about 10 minutes, it’s obvious that I’m rolling. I’ve got a few callers and I’ve got everyone prepared for some awesome speeches. Well, when I go to put the first one on, I get nothing… dead air… So I try another CD and more dead air… Everything appears to be correct, but I get nothing…
Well, now I’m flustered and I’m not sure what the hell to do… Finally, I put a record on and everything words. I run out and find another guy who has some experience at the station and it turns out that I was trying to ramp up the sound of the CD using the wrong control.
I learned the hard way that “R” may have stood for Record… but “C” did not stand for “CD”… It stood for Cassette. In order to play CDs, I needed to be ramping up the control labeled “D” for Disk. What a stressful day!

Easiest way is to catch it online adjusting for time difference or waiting for the Podcast. Seattle is live and callers seem to be from around the country. It is nationally syndicated so you can check for “The Real Estate Show on your normal AM Talk Radio Channels. 11 here would be 2 p.m. there.
Getting the jitters. I’m not as nervous as last time. I’m just hoping it doesn’t turn into a Sonny and Cher comedy act. There’s no telling what Kim and I might do. We have not rehearsed it at all as I don’t like to be “rehearsed”. Same as the way I blog. I like to shoot from the hip. Keeps me honest.
My biggest fear is that Kim will have an allergy coughing fit and have to leave the room and I’ll have to figure out how to hit the buttons.
Good luck finding any more “first time home buyers” without subprime… That’s 30% of the market, gone, in a flash.
There are plenty of programs for first time home buyers (such as My Community and Flex 97/100 products. Subprime isn’t gone…it’s going through a much needed correction.
Many of my first time buyers have 10% and 20% down and high credit scores. First time buyer does not automatically equal sub-prime.
