They have a pricier class for people setting up a staging business.  Check out the website, they may have some tips.  The longer class for people setting up Staging Businesses probably has what you need.&lt;/p&gt;
&lt;p&gt;Also go to ActiveRain.com and look up Craig Schiller there.  He has another group.  I&#039;d email him if I were you.  He&#039;s very nice and knowledgeable...an unbeatable combination.&lt;/p&gt;

I just had a conversation with an out of state agent who showed pictures of her listing on her blog.  I couldn&#039;t believe someone would take a photo without first &quot;dressing up&quot; the area in the photo.  We&#039;ve all seen some pretty odd things in these shots, like the agent&#039;s purse on the fireplace :)

Her reasoning was that ONCE someone got really mad and made her move everything back the way it was.  I thought it was awfully sad that someone would base all future practices on one negative consequence.  Made me wonder how many agents who don&#039;t give more than 100%  effort, do so because of a bad experience.  Sad really.

Oops, back to your comment.  Yes!  Take away &quot;the curse of the vacants&quot; even if full staging is not an option.  I like minimal furniture anyway, and do usually bring in a table and chairs.  A NICE one, LOL

Cracks me up when an agent brings in a folding chair or a card table just so he/she has a place to sit during the Open House and leaves it there all week long.  How many times have we entered a vacant house and seen a beach chair sitting in the middle of the living room.  We should all bring our cameras to every showing and take photos of these bad practices.  

On the other hand, I get just as annoyed when a house is SO professionally staged that they are actually hiding the property defects.  A buyer should be able to see what they are buying and staging should add a little &quot;ambience&quot; as you say, without being total camoflauge.</description>
