tj, I don't track YTD numbers, but it's appearing April's SFR median for King County will be within 3% of last year.

Thanks guys.

I definitely need some suggestions since I can't do stats over 10,000. Special requests welcome!

I try to fit that in Biliruben before Sunday Night. I'm swamped and I want to write a piece on the new HOA/Condo law. But I'll get to it ASAP.

I was up until 3 in the morning last night doing these stats, and I'm getting properties ready for market. We need some good weather round here!!!! I'm looking at storm clouds and the wind is whipping up as I type.

Nice, Ardell.

Though break-downs by vintage are probably easy as well moderately useful, perhaps a different stratification would be more useful.

For instance, I am interested in the trends in "The Boonies" vs. trends in the "The Coveted". Anecdotally, it seems like in-city may be holding up better, but it isn't really clear of that's true.

So maybe create a category including North of Madison to 85th St. in Seattle and your favorite burbs on the East-Side (Kirkland, Redmond, Bellevue) and maybe LFP and Mercer Is. and compare it to the rest of KC?

Just a thought, as long as you have to stratify anyway.

Last years KC residential median for April was $465k. If the median for April this year is close to your YTD number it could signal a YoY drop of more than 5%. Well, we will know for sure next week.
Again, thanks for running the stats!
