Free (and low cost) WA Real Estate Contract Forms

That blog post title isn’t a typo – I’m giving away free forms, plus selling a purchase and sale agreement for a reasonable cost. It is a good deal, and a great cost-conscious alternative for savvy and sophisticated parties.

Why am I giving away some forms, and selling others? When my real estate firm left the NWMLS, I had to find an alternative to the forms that it provides to its broker members. So I got to work! I created a complete set of real estate forms for use in residential real estate sales.

My real estate firm has since folded its tent, and I no longer keep the full set of forms. But I still think consumers can benefit from having access to high quality, low cost real estate transactional forms. The reality is that the 3-6% a seller must pay an NWMLS agent far exceeds the value provided, and that includes access to the forms. Yes, with some online work, you can find .pdf versions of NWMLS forms (almost always older versions, since revised). But stealing outdated intellectual property… well, that’s not a good option.

So now I offer a version of my own forms for sale. They are appropriate for the most common and typical of residential real estate transactions: residential property, hooked to city water (no well) and sewer (no septic).
