RCG: Now with Seattle listing goodness

It may be late in the night as I start to write this post, but I’m so excited because I just flipped the switch on some pretty big changes to Rain City Guide.  They include both a complete redesign as well as one of the coolest features I’ve ever added to RCG:  A very, slick home search tool!

You know when you meet up with someone and you almost instantly bond with them… Well, a few months ago, I had one of those bonding experiences when I met with a broker out of Portland named Garron Selliken who gave me a demo of the custom home search tool he had built.  Our conversations reminded me of the good ‘ol days when real estate search wasn’t nearly as stale and was actually pushing boundaries. Not surprisingly, we immediately started hatching a plan for launching his home search tool on RCG!

Hatching a plan to launch something interesting on RCG happens all the time, so I wasn’t too surprised. However, I became a bit concerned a few days later when I realized that Garron was serious and this idea had legs.  And just a few weeks later, the new site has been launched!

It just so happens that Garron and I are meeting up this week in San Francisco (for only the 2nd time in person) and I’m positive I’m going to take some time aside with him to talk about why we’re so excited about the changes to RCG! As a broker and software developer, Garron really does rock. He has an awesome team and we have some interesting ideas for improving the site over the next few weeks and months.

But for now, it’s way too late for me to continue writing, so I’ll end the post by asking you to play with the revised site, kick the tires on the home search tool and let us know what you think.   If you see anything that looks broken or just not working like you want it to, don’t hesitate to let us know!

Seattle Area Open House Information Sources

Can you tell me where I can find a list of all the Open Houses that are happening in my area this Sunday?

boy-looking-at-toy-houseI’ve been asked this question lots of times and I have always had to answer, “I’m sorry. There is no single, good source. Everyplace is going to list the ones they are promoting.” Sadly, this is still the case. The Seattle Times classifieds was the defacto hub of information for Open Houses during the pre-internet-print-is-king era. Now that the web has taken over as the main source of any information, a “Complete Open House Times and Locations Guide” should be as easy as pulling up a Google Map. But it’s not.

Enter the major Brokerage Firms
Our NWMLS (Northwest Multiple Listing Service) does publish open house information if the agent requests it. However the larger brokerage firms restrict their agents from participating in publishing this information. Why? Because they all want you to come to THEIR websites and just see THEIR listings. God forbid that smaller companies might ride on the coattails of this and reap the benefits of centralized exposure to the public of their listings.

Meanwhile, the consumer looses. They don’t care which brokerage has the open house. All they care about is finding out about ALL of them in their desired price range and location. Until the brokerages figure out that not sharing is a loose-loose proposition, they are going to hold on tightly to one of the few pieces of information that they think they can control, even to the detriment of the industry as a whole.

Enter the free upstart website
Craigslist is generally a good source for open house information and has been devastating to the Seattle Times Classified section as more and more Sellers and agents realize that this is a popular source of information for Buyers to find out about real estate listings and open houses. The problem is that it is hopelessly unorganized and difficult to filter well. Properties scroll off quickly and the average consumer misses a number of worthwhile ads.

For now, here is a list of a few of the various companies Open House sites where you can find Seattle area open house information and then assemble it yourself.

(I recommend you search for “open” rather than “open house’ – otherwise you may miss alternate titles eg. “Open Sunday”. Use price and bedrooms to filter further.)

Seattle Times Open Houses
Keep in mind that ads placed in the company-sponsored sections of the The Seattle Times classifieds (often referred to as “block ads”) DO NOT automatically show up when you search on the NWSource website. If available, these ads are often an extra charge to the agents and may or may not be included in the ads they have placed.

NWMLS Open House mapping feature could be a GREAT tool for agents AND consumers. But because the major brokerages and some of the smaller brokerages refuse to participate, and because it currently doesn’t differentiate between “Brokers Open” and “Public Open” events, consumers are on their own to dig and find the open houses they may want to see. (sources tell me that in the next major update, the NWMLS will be able to break out public vs. brokers open houses) Hopefully the NWMLS will start offering a report of this that can be emailed or subscribed to. That might be the tipping-point that would get other brokerages to participate.

Then there is the old-fashion way
The one sure method for Buyers: Get in your car and drive around the areas you are interested in. Agents almost always put out a sign to lure you in, even if the collective NWMLS Brokers won’t help them online.

Watching trends in the daily market watch of the MLS

I’ve been keeping an eye on some of the daily trends in the MLS and have noticed for several weeks now that price reductions have now outnumbered new listings on an almost daily basis.  In past years, when almost all houses were selling fairly quickly, we noticed that a small percentage of houses required drops and there was usually a decent number increasing their prices.

Now, it seems that as days on market have increased for many sellers we are finally getting that reality check in place that was needed.  Granted, it does seem that the majority of these price drops are in the outlying areas of our MLS region, but the inner-city urban spots are not without their own new reality.

What I like right now is that we’re getting a nice balance of buyer and seller activity, which, for my own personal business/team, means that we’re likely going to be growing our business over the next year or more with some very nice results.

Speaking of new online mapping tools, Joel has a nice write up on a new home search site out of Toronto called Real Estate Plus that was built by Fraser Beach

The vFlyer folks published a huge list of Web2.0 sites… There are some obvious omissions (I would have found a place for sites like Cyberhomes, Sellsius, PropertyShark, RealEstateShows, HomeHugg and, of course, Shackprices), but overall, it was a valiant effort to capture the cutting edge of the online real estate front…

Nothing too big, but I have been working with some others to build some new themes and widgets for a WordPress website for a Move Trends website that went up a little bit ago… (Note: I also took control over the “hat” at the top of Move.com, so don’t be too surprised if I start sending traffic to random places! LOL!)

The release of the updated Google Analytics has been a real joy! I spent way too much time this evening clicking on the “Entrance Sources” option for popular pages on RCG (it feels much more informative than the previous layout). In the process, I’ve learned a ton about where and how traffic is reaching the site and I’ve actually learned that some of my previous assumptions were completely wrong. (However, considering I’m not using any of the goal tracking or funnel analysis, Seth thinks I should just quit… but I’m having way too much fun to quit…)

I’ve also been wasting spending way too much time on Facebook recently (it ramped up after Joel’s recent post). Fight it if you wish, but I predict online social networking is in your future…

A look behind the Shack, Part 1: Speed Kills

Really, in the world of the web, slow speed kills. And most people only think about the length of time it takes a website to load when it is taking eons to show up. For static sites, meeting the magic four second page load time isn’t too hard, but for sites with lots of “dynamic content” (fancy menus and whatnot) and maps, it becomes sort of a trick.

Many (most?) fancy real estate search sites are plagued by slow load times – see the real estate 2.x person’s site reviews to see scathing analyses of how long it takes to for many sites to load. In light of this, we took great pains to make our site both feel and be speedy and, if I don’t say so, I think we’ve been pretty successful. On my old-ish computer, the Seattle real estate page typically loads in under 10 seconds (we could still do better on this!) and house detail and nearby pages typically load in under 3 seconds.

One of the tricks we employ is we don’t actually shuffle visitors from a complete page to a completely new page, which means we don’t have to reload the time-consuming Google Map or any of the stuff on the sidebar. Instead, we load little subpages within the site using AJAX (which is, I believe, a dumb acronym). When you click to see the details for a house, we only load up those details and leave the side and top of the site alone and intact. When you click back to the map tab, it’s already there waiting for you because it was just hiding behind the house information.

There are some other tricks that are much more technical: before we launched in December we did a bunch of optimization to cut down the time it takes our database (with over 30,000 western Washington properties currently for sale) to find and spit out the houses that match each search. Currently it it returns the ‘shacks’ that match your search within a second of you dragging the map around – the rest of your wait is the time it takes to actually send and display that information on your screen.

The dynamic updating introduces a can of worms of it’s own, including longer development time, but we think the tradeoffs were entirely worth it.

Is the mobile web the next big thing?

I was recently inspired by Joel Burslem’s, House Hunting On the Go blog posting. A lot of folks have voiced their desire for having MLS search tools designed for their mobile devices. Since I had some spare time last weekend, I went ahead and designed a mobile version of Real Property Associates’ web site. Ironically, as I was reading the post’s comments, I personally agreed most with Greg Tracy’s assertion (of Blue Roof fame), that his clients didn’t really care. The experience on a 3 GHz computer, with fast & reliable network connections and a 21″ LCD monitor is far more compelling, than the experience on a 200 Mhz Phone, with slow & intermittent network connections and 2″ LCD screen. I suspect a typical real estate consumer probably doesn’t care about mobile home search capabilities because they typically only look for homes for a few weeks every 5 or so years.

[photopress:mobile_zearch.jpg,full,alignright]Despite my reservations, I realize that real estate professionals are often very mobile and generally look for houses every week of the year. Since my customers are real estate professionals first and real estate consumers second, I suspect that my semi-pessimistic outlook is due to the fact that I’m not a mobile professional myself. That and the mobile web’s predecessor, WML, leaves a bad taste in my mouth like the New Coke did.

Mobile devices are a challenge to design for because the CPUs are slow, the browsers aren’t usually as powerful as their desktop equivalents (although Opera for Windows PocketPC currently smokes Internet Explorer Mobile), the screens are small, the network speeds can be glacial, and the user input mechanisms are slow and cumbersome. That said, having the whole MLS (w/ photos, static maps & Zillow Zestimates) and the office employee directory (w/ email addresses & photos) in your coat pocket is pretty dang slick, despite all the limitations.

Disclaimer: I designed this site for devices that support HTML and have screens that are 240 pixels wide. Since newer smart phones (Samsung Blackjack, Motorola Q, etc) and PocketPC’s have “big” screens and high speed networking, I decided that was the smallest device I wanted to support and still have the features I wanted. If you use a device with a smaller screen, you may be scrolling around more than you’d like.

So, what features would you like to see in your mobile real estate apps? Do you prefer text messaging apps (like Zillow Mobile) over real mobile web apps? What kinds of mobile devices do you plan on using to access mobile web apps? Is the future bigger, PDA like phones (like Windows Mobile devices, Blackberry, and the upcoming Apple iPhone) or smaller, more limited devices like the ubiquitous Motorola RAZR V3? Do think this trend will take consumers by storm or be restricted to professional use only? Would you pay extra for this technology if your MLS or IDX vendor offered it? Have you bought your .mobi domain names yet?
