Tami Michaels re Mayor Nickels & Multi-Family Design Standards

Home Improvement Radio Expert Seattle 770 KTTHTomorrow morning, Saturday July 26th, at 11:00 a.m., a representative of the Seattle Mayor’s Office will be On Air with Tami Michaels.  The show will be devoted to Mayor Nickels proposed changes to multi-family zoned construction (original announcement from the Mayor’s Office).

Tami called me before I left for Inman Connect to discuss this topic, specifically with regard to regulations that could increase costs for builders and consumers at a time when the housing market is weakening.  The discussion led to the age old question “Can government dictate taste in housing style?”

I have had many discussions over the years with various municipalities regarding this topic, and they all hinge on this quote from City Councilmember, Sally Clark “The mayor and I have both heard a lot lately about how growth is affecting our neighborhoods, not all of it is positive…”

Over the span of my 18 plus years in real estate in various places on both Coasts, I have become involved with this issue from time to time, and EVERY time it boils down to nothing happening except a bunch of controversy with little to no satisfactory result.  I have been to several “town meetings” where everyone who was griping was invited to attend and participate in discussions to improve whatever everyone “wanted” or was griping about.  Each time what became apparent as a result of these meetings is that you can never get everyone to agree, and sometimes you can’t even get people to attend the meetings!!!  It’s one thing to hang around griping about change, it’s quite another to be asked to get involved in a viable solution.

So I ask anyone who thinks they might have something to add to the discussion regarding proposed changes to multi-family zoned building projects in Seattle, to head on over to Tami Michaels’ post and add a comment.  I’m going to listen to tomorrow’s radio show and gather more info before commenting.  Maybe you would like Free Flushes to become mandatory…maybe not.

Anyone involved in Seattle Real Estate, or residents who have something to add about townhomes or the proposal in general, should tune in tomorrow at 11:00. “The changes would affect the 10 percent of the city zoned for multifamily construction, from low-rise development throughout the city to high-rise residential towers on First Hill. The change is heralded by the Mayor’s Office as “… the first major update to multifamily zoning in Seattle in 20 years.”

Don’t let a once in 20 years change pass by, without at least craning your neck to take a peek at what it’s all about.

MyBallard.com screenshotI’m really excited that today’s episode of Rain City Radio will feature Cory and Kate of MyBallard.   I have an obvious Ballard-bias because I think it is one of the best areas in all of Seattle, so it should be a lot of fun to explore this neighborhood with some of the best local bloggers!

We covered a mix of topics around both local blogging and their take on Ballard.   I found it particularly interesting that they both have only lived in Ballard for less than a year, and yet have quickly developed a strong connection to the neighborhood. Also interesting, is that like Tracy from the West Seattle blog, they both of journalism degrees and see this local blog as a future in terms of how news will spread through communities.

Capitol Hill Blog ScreenshotAs I mentioned last week, this next episode of Rain City Radio will feature Justin of the Capitol HIll Blog!  So, if you want to learn about the ins-and-outs of this great neighborhood in Seattle, then check in with us at 4pm today (July 8th).

And if you want to call in to ask your own questions of our guest, then you can follow the simple instuctions on this page… and if all you want to do is stream the conversation live, then a few minutes before the show, you should see that option on the talkshoe widget on our sidepanel!

One of the things I’m most excited to learn about is the new format that their using for this community site.   It’s got all kinds of ways for people to interact on a very local level and I’ll be curious to get Justin’s feedback on how this is working.

The recorded conversation is now live and you can listen to it using the player on the sidepanel!    Justin was a most gracious guest and shared lots of great insights about Capitol Hill with us… including the best place to get waffles!  The new platform their running at Capitol Hill blog is extremely interesting and has spurred a lot of ideas for ways I might be able to add similar features to RCG…

I’ve been having such a blast with the 4realz Roundtable conversations, that I’m going to bring the conversation to Rain City Guide!

a Rain City conversationThe idea: this Tuesday at 4pm, I’m going to host a conversation with the Rain City Guide community. There are many ways to join the conversation and all of them are easy. All the information you need is located at this website: http://www.talkshoe.com/tc/17904, but here is a summary:

  1. You can call in to the # provided (724-444-7444), Call ID: 17904, to listen to the conversation.
  2. You can join the chat by going to the website that TalkShoe provides for a Rain City conversation any time during the scheduled call (4pm to 5pm on Tuesday)
  3. Getting fancier: You can sign up for a (free) account with TalkShoe and then join the chat (step #2). This will allow me (as the “host” of the show, I’ll be able to know who you are and identify your chats!
  4. Fanciest: You can sign up for an account (step #3), join the chat (step #2) and call in (step #1).

If you opt for step #4, then I can have you join in the conversation during our podcast!

The way that I’ve been managing the conversations during the 4realz Roundtable is that I invite a few “guests” who are unmuted during the entire show. And then, just to make sure things don’t get too overwhelming, I closely monitor the live “chat” during the show and if someone has a question or wants to make a point, then I “unmute” them. For people simply listening to the show, it sounds like a live radio interview show, but to the people taking waiting to “come on air” they can actively chat with all the others waiting to come on air.

So, for the first episode of a Rain City conversation, I’ve invited EVERY Rain City Guide contributor to be live on the call… The first order of business will be to go around the “virtual” roundtable and let each contributor talk for two minutes about what brought them to Rain City Guide.

Then quickly, I want to open up the mic to your comments, questions, tips, etc.

  • Are you moving to the Seattle area and want to ask about great neighborhoods?
  • Do you have a specific question for a contributor?
  • Want to share your experience with the Seattle real estate market?

My hope is that this first episode will be a lively and educational conversation, but it will only work if you join us! So, please consider taking an hour out of your Tuesday afternoon to take part in a Rain City conversation! I can’t wait to hear from you!
