King County Home Appreciation

AppreciationThe Seattle Times put together an informative graphic that illustrates homes home appreciated by neighborhood between 2003 and 2004. No surprise in that every single neighborhood in King County experienced increase values:

Thanks to low interest rates, last year was a record-breaker that saw 31,333 single-family home sales and 9.8 percent appreciation on a per-square-foot basis. That’s the highest since 1999 and well above 2003’s 4.2 percent. But one thing remained constant: Appreciation varied greatly among neighborhoods, ranging from 31.6 percent in Newport Shores and Kennydale to 3.2 percent in Lake Youngs, between Kent and Renton.

The top five neighborhoods in terms of appreciation were Newport Shores/Kennydale (31.6%), South Central West Seattle (22.7%), Madison Park (22.6%), West Shoreline (17.1%), and East Ballard (15.1%).

Zoom… monorail agreement finally reached

107 0791 IMGThe Seattle Times is reporting that an agreement has finally been reached to build the monorail. As stated in a previous post, you can be pretty sure that high-capacity transit will increase property values.

On a related note, does it seem odd to anyone else that they announced the agreement on a Friday afternoon?

After all, this is the only positive news that’s come out of the Monorail agency in months, and then they effectively bury the story… Of course, the completion data of December 2010 is later than initial forecasts, but at this point, I’d like to see some construction in order to know that all parties are serious about building this thing.

Norwegian Constitution Day

[photopress:costumes_1.jpg,thumb,alignright]The Norwegian Constitution Day parade is going on tomorrow, May 17, in Ballard!

The official Syttende Mai site gives the meaning behind the day along with a list of events. For more info, check out the wikipedia entry.

The Seattle Times describes the event as “One of the largest May 17 parades in the United States begins at 6 p.m. tomorrow at 24th Avenue Northwest and Northwest 62nd streets in downtown Ballard. It winds through the business district, ending at Ballard Avenue Northwest.”

The highlights from the list of events include:
Lunch
Eat excellent food and listen to important speakers.

Parade
The parade starts at 6 p.m. near Adams School in Ballard, at the corner of NW 62nd and 24th Avenue NW. The route follows south to Market Street and eastward to Bergen Place, which is named after the Seattle Sister City of Bergen, Norway.

6:00pm to 8:00pm

Bergen Place
Entertainment featuring music and dance from Norway and other Nordic countries.
Time:
2:30pm to 5pm
Location:
Bergen Place is located at the intersection of Market St., Leary Avenue and 22nd Avenue.

Children’s Games
Children enjoy traditional games from Norway and the United States with awards going to all who participate. A surprise guest is usually on hand to delight one and all. The games are free and open to the public.

2:00pm to 4:30pm

At the Ballard Community Center, 6020 28th Avenue NW.

Dance to Pickled Herring Band
Dance the night away…
$10 at the door. Must be 21 years of age or older.

Essentially a Wiki is a user-updated on-line encyclopedia. The sheer volume of entries and the fact that anyone can update it are both its strongest and its weakest points. There is a massive amount of interesting articles, but the editors (me and you!) are often a little biased!

Compared to other homes in the Sunset Hill/Ballard market this home shows really well. It’s a relatively small house (barely under 2000 sf) but it does not feel that way. The living room is very large and would be great for entertaining.

New Ballard Library Update

New Ballard Library The Seattle Weekly had an interesting article on the new Ballard Library. I had heard that the building was environmentally friendly, but I hadn’t realized the extent! It makes one proud to live in Ballard and read that we now have a building that is probably the most environmentally friently in Seattle!
Also from the article:

The grand opening of the Ballard Branch Library and Neighborhood Service Center will be held at noon Sat., May 14, at the library, 5614 22nd Ave. N.W. Events will include architect presentations, artists, community performers, and children’s craft projects.

It should be a fun day! I highly recommend adding it to your calendar! (I know I have!)

Ballard’s Shinking Nordic Population

The Ballard Community

Ballard MapThe community of Ballard is located in northwest Seattle. Ballard is famous for its Nordic roots, Ballard locks and wonderful family-focused neighborhoods.

According to the City of Seattle, Ballard is made up of a group of smaller neighborhoods, including Sunset Hill, Loyal Heights, Whittier Heights, West Woodland and Adams. In practice, Sunset Hill and Loyal Heights are normally broken out as distinct neighborhoods, while the other areas are more commonly called “Ballard”. In addition, real estate agents sometimes lump parts of Crown Hill and Phinny Ridge into Ballard.

Downtown
Downtown Ballard is a wonderful walking district centered on Market St and Ballard Ave. The area is filled with great shops, dining, and lots of resident artists. Much more information on the local scene can be found at:InBallard .

Nordic Heritage
Ballard’s nordic heritage shines through in the attitude of the locals (pretty laid-back and family oriented), the historical sites (such as the nordic heritage museum), the Luthern Churches all over town, and the many festivals in the area (such as the Seafoodfest and the annual Norwegian Constitution Day Parade.

Ballard History
Here is a description presented by the Ballard Historical Society:

In Ballard, you’ll find a microcosm of Pacific Northwest history, tradition and architecture. Bordered by Puget Sound, Shilshole Bay and Salmon Bay, Ballard has a rich history filled with maritime connections. Originally home to mill workers, fishermen and boat builders—many of whom emigrated from Scandinavia—Ballard was a separate city until annexed to Seattle in 1907. Today Ballard maintains its character as a small town within a big city, blessed with varied architecture and a notable Historic Landmark District.

Ballard Community
Ballard has a very strong community with lots of local parks, very good schools, a new library (complete May 2005), and an active community center.

Real Estate Information
Most of Ballard was built-out between 1890 and 1940, with a higher percentage of older homes the closer that you get to the canal area. The price of homes in Ballard varies tremendously. While there are still “deals” to be found for around $300K in some parts of Ballard, many homes with a view of the Sound can go for upwards of a million dollars.
