The House was Smokin'

[photopress:issaquah_highlands.jpg,thumb,alignright]Randy (husband) and I are buying a new home in Issaquah Highlands, a neighborhood I really love. Won’t we be neighbors, Robbie?  Reminds me of Queen Anne with the local community feel.  It was supposed to be the new home for Microsoft, but the company decided to stay in Redmond although Issaquah Highlands is home to many Microsofties. It didn’t seem to matter that Microsoft didn’t take up residence there as it is booming anyway.  I’m looking forward to seeing it continue developing.  I understand the shopping district will be like the U Village and that they’re just waiting for an anchor grocery store before they begin building the village. In ground internet and intranet, acres of playgrounds, in community grade school, wine restaurant, everything you need in a community.[photopress:smoking_house.JPG,thumb,alignleft]

The Highlands has several green builders and we’re buying from one of them, Specialized Homes who specializes in the Healthy Habitat approach to building. It’s educational to understand the purpose behind the eco friendly materials and systems he’s using. One of the really interesting things I’ve learned watching the home get built is the heating system.  Most heating systems lose up to 50% of the heat in leaky ducts making the 92% efficient furnaces hardly worth the extra money when the system is really only 46% efficient.  

One day, my duct work was all gunked up with a gray substance which I’d never seen before. It was applied to about 90% of the ductwork in the entire house. Bob, the builder, told us that he had conducted a ‘smoke test’ by running smoke thru the ductwork to look for leaks. The gray gunk was applied anywhere and everywhere there was smoke coming thru. They applied it until it was totally sealed and no more smoke! It improves comfort, lowers heating bills and improves air quality.  There’s also better windows, totally sealed doors, better insulation. it all adds up, but the smoke test I thought was cool and it makes sense now to spend the extra cost of the 92% efficient furnace.

Not only am I happy to know that the house will be healthier to live in, but I predicting a heating bill 1/2 of what I am now paying which I’ll need with the higher payments! Check out those web sites to learn more ways to improve the energy efficiency of your home.

 

Phinney Neighborhood annual home fair, Sunday, Jan 28th

Phinney Neighborhood Center is hosting their annual home fair this weekend. This is a wonderful event with a lot of great information about home upkeep, upgrading, and overall design concepts. Several builders and architects attend this event and provide their expertise in a comfortable environment. One of my clients, Kirk Jolley, of Kirk Redo is usually in attendance as an exhibitor. He’s got great woodworking and finishing skills as I’ve seen his personal residence that he rebuilt after a former owner’s long neglect and I’ve seen many of his client projects, including the floor of my own home office – and he’s a great guy too! I’ve also volunteered in the past to help at the event as a member of the Phinney Neighborhood Association but sadly can’t make it to this year’s event. However, I do believe it is a great opportunity for people that are considering making changes to their home in the coming year to start getting educated about the process and to get some wonderful design ideas.

The 10th annual Home Design and Remodel Fair will offer local homeowners a chance to meet with trained professionals and get advice on remodeling and home improvement projects.

More than 75 exhibitors ranging from general and specialty contractors to landscape professionals to architects and designers will be on hand to offer advice and resources needed to complete any home improvement project. Many of the exhibitors have a “green” emphasis.

Presentations will also be featured throughout the day. Topics include everything from choosing a contractor to stocking your toolbox.

  1. Matt Goyer, of Urbnlivn fame, just accepted a position at Redfin. I wonder if he’ll keep up urbnlivn, or quit in favor of the Redfin blog like Rob. Just reading that article about Rob reminds me how much things have changed in the past six months…
  2. Anthony Allan put together a nice post on five steps to Realtor nirvana.
  3. Tim shows the Seattle Bubble is more popular than Rain City Guide! And wants a front-page link from RCG in the same post! I like Merv’s approach to giving site stats better (i.e. keep me out of it!) 🙂

  5. Niki let me know about the massive updates that he just unrolled at HomeThinking. He’s got a pretty comprehensive database of sold listings and my understanding is that he is attempting to get people to review agents for as many transactions as possible. It might sound unintuitive for agents to support a site that allows users to comment on them, but Nike (and Mike of Altos Research) seem convinced. Niki also mentioned a bunch of interesting features including a GeoRSS feed of his data so that it can be syndicated far and wide.

  8. Osman writes about an interesting “green” development in Aurora, CO that would “encompass nearly 3,000 housing units, 1.7 million SQFT of retail, and 2.8 million SQFT of office space” if fully built out!

  10. Google now allows you to download and print out old books that they’ve scanned from some of the nations largest libraries. Very cool. Not only that, but they recently introduced a news archive search that has scanned 200 years worth of news. Wow!
