I believe that real estate agents are either in marketing or…

  1. Google is doing a major update on their backlink calculator. One of the updated datacenters is showing over 1600 backlinks to RCG while the regular search is still only showing 733. This is great news! The more often Google re-indexes backlinks the better because we get so many more (recognized) backlinks than the typical agent website and I’ve noticed that each time Google updates these backlinks (they only do it every 3 to 6 months), we placed much better in organic search results shortly thereafter. Yum!
  2. Talking about organic search results, I let Greg know that I thought he was potentially hurting himself in Google by posting identical articles on both his regular blog and his ActiveRain blog (no longer available). Put very simply (and definitely an oversimplification), when Google sees two identical articles, they are forced to make a choice in determining which article is “good” and which one is “spam”. Assuming you don’t want either of your sites to be labeled “spam”, then don’t have identical content floating around in full. (When a spam site copies your articles in full, you’re just have to trust that Google will figure it all out!) If you’re going to put articles on more than one site, make sure that you change things up a bit, or better yet, summarize the article and link to your main site where the full article can be found. I would point out some of the other people besides Greg who are doing this same thing on ActiveRain, but it appears that word travels fast via email and most of the guilty have taken their ActiveRain blogs down (Joel being the only exception I’ve found at this point… and he really should not be doubling up his content at this point considering he’s still in the process of “teaching” google about his new domain.)
  3. However, all this makes me feel bad… Matt, I promise my intentions were good and I wasn’t looking to get people to drop their activerain blogs. I think you’ve got a great platform and others should definitely consider blogging on your site. I just wanted to warn people that they might be committing googlecide (a great phrase coined by Greg!) if they post identical content in both places! For everyone’s benefit, Matt Cutts gives a comprehensive explanation on how to get re-included in Google searches should your site ever be listed as spam, but I don’t think that should be necessary as the re-inclusion request is typically for sites that have actively tried to trick Google in ways much more devious than duplicate content.
  4. Steve Hurley let me know about his new blog for the Tacoma area (South Sound) and he asked for some advice on how to get more readers. My advice: start linking to other real estate blogs! There are a lot (a ton!) of real estate blogs with good content that will never get “discovered” because they live in their own bubble (yes, real estate has lots of bubbles!). I think a lot of real estate agents have a view that they are smart enough to be the one and only resource of real estate information. Even if that held water, very few agents are good enough to break out of the mold without some major help from other real estate bloggers. So, regardless of how good your stuff is, find someone else to link to in every post! Really, every post!
  5. Another way to drive traffic is to leave comments on other people’s blogs. The nice part about leaving a comment is that you’ll get a link back to your blog with each and every comment. However, that won’t generate traffic nearly as effectively as if other bloggers are linking to you within their posts. What is the most effective way to get the attention of other bloggers so that they will link to you? Link to them! Want more? Here are the three most important elements of real estate… blogging: Linkation, Linkation, Linkation.
  6. Greg: Ardell’s going to kill me for that title. I promise I wrote it before I became a believer in the church of Ardell! 🙂 I really wish I could give you a “on a related note” to this story, but I simply can’t blog about a meeting I had last week with the master of real estate marketing…
  7. I agree with Chris Pirillo that social bookmarking buttons have gotten out of hand. I’ve not added any to RCG because it seemed like it took up valuable real estate and I’m not sure it provided a valuable service to our readers. The only one I’ve considered adding is del.icio.us, but considering most del.icio.us users have a button installed on their browser (they tend to be a tech-savvy bunch), I’ve never bothered. Adding a button for a site like digg (let alone sites like reddit) seems pointless for a real estate blog since I’ve never seen one real estate article promoted by those communities. (In other words, why would I give them an ad (i.e. their logo) on every one of my posts if they are never going to send me traffic?)
  8. I want one… Sony is preparing to introduce a light-weight geocoder with software to make geocoding photos easy. Although I wish geocoding photos was easier than dragging along another device…
  9. Taken one step further (and two steps too far): Wouldn’t it be great if you could search for an item based on where you were when you were working on the file? As in, “I remember taking those notes while in San Francisco…” and then have a document filter based on where you were when you made those edits (obviously, this only makes sense if you’re working on a laptop or mobile device). The secret weapon in this idea would be taking advantage of the wifi positioning from Loki so that you don’t have to lug around another device…
  10. Everyone knows that Loki was the god of mischief, right? (Due to a simple twist of fate, I know a lot more about Nordic gods than I do bible stories, but I can’t go there because I’ll get to sidetracked…). Well, the mischievous people over at Trulia have blocked Move’s IP address so that I didn’t read what Greg liked so much about their post until I got home. (I know I could have proxied in, but I didn’t bother). Anyway, the article is hilarious and definitely shows the benefit of not taking yourself too seriously. Tell your kids: real estate is fun!!!

Gridirons, Grid Controls & Touchdowns!

Every once in a while, Dustin tells me I should blog more. To which I usually reply, “I’m a coder not a blogger”. Who do I look like, ARDELL? (she is the ultimate blogging machine isn’t she? Notice, how I used the bold for the branding). However, despite my objections, he is correct. So I’m going to try blogging more often with a less time consuming off the cuff remarks style, instead of the thoughtful essays I usually favor.

OK, the 2006 NFL season is upon us and with the awesome success of the Seattle Seahawks (and the less than mediocre success of my 2005 fantasy football team), it’s time to regroup and prepare for my fantasy football draft. So does the blog-o-sphere have any draft advice for who’ll be this years new star or big bust that might be found? Any good fantasy site or blogs you guys like? Will St. Reginold (aka The Matrix) will be rookie of the year and rescue New Orleans? Will Alexander the Great break the Madden Curse? Will our beloved QB continue his evolution into the next Steve Young or merely join the hair club for men (or both)? Will Arizona be worthy division rival? (Perhaps “The Swann” would know the answer to that question?) Is there a RedFin / Zillow fantasy league I can sit in on?

ComponentArt’s Grid Control – Oh yeah baby!
I recently purchased a copy of ComponentArt’s Web.UI 2006.1 for ASP.net. So when I get some more free time, my favorite MLS search tool is going to get much better. Just for kicks, I integrated the Grid Control with the search results page on RCG Search and I’m very happy with the results. Any way, if your a professional web/software engineer that writes applications on ASP.net, I highly recommend it. I also considered Telerik’s r.a.d. controls, but I like ComponentArt a little better and they had a 10% off sale earlier this month, so they got my cash (Telerik may still get some though, they also do excellent work). I also looked at eBusiness Application’s AJAX grid on Dustin’s recommendation, but it didn’t have ASP.net 2.0 support that I desire and I felt it didn’t compare favorably with the best ASP.net only toolset vendors. Still, it looks like a great PHP grid control.

Live from Redmond
In other news, I decided to drink more Kool-Aid and I created this blog post using the new Windows Live Writer. Everybody knows I love MS tech, but who names these things? Names like that remind me of the Microsoft iPod video and the Office Dinosaur ads (Shudder). At any rate, it’s kind of like Word for WordPress. It’s a desktop based blog posting editor. It appears to support every blog platform that matters (Windows Live Spaces, BloggerTypePad, WordPress, and many others) and is better than most of the web based editors out there. Among it’s cooler features is auto-save (you don’t lose your post in case your web browser or blog posting app crashes), MS Virtual Earth integration (including Bird’s Eye images). Just find a map or image you want to insert, click OK, and a thumbnail is placed on your blog post (like that lovely photo of Qwest Field you see in this blog post).  So to paraphrase Dr. Suess…

Me: “You do not like MS Live Writer, so you say? Try it, try it, and you may. Try it and you may I say.”
Bloggers: “If you will let us be, We will try it, you will see”

There, that off the cuff post only took 3 hours of editing, revising, linking and tweaking…

Sigh, how does Ardell & Dustin do it? Maybe I need to link less and bold more? I’m going back to my compiler now, I’m a much better coder then a blogger.

John Mudd — The Original Real Estate Blogger

Becky Troutt let me know earlier today that John Mudd quietly passed away of natural causes last month and it is confirmed on one of his blogs. An article from his local newspaper gives some more details.

He was the first to key me into the importance of building up a personal brand through blogging. While not always explicit, his actions (like the fact that he appeared to be in every online real estate discussion) showed me that the most important way to play in the game was simply to show up. However, he did a lot more than just show up. Inside the blogging community he was opinionated and passionate, two great qualities for a real estate blogger. In addition to blogging, I’ve seen his writings appear all over the place: from trade magazines, to other blogs and given a little more time, I’m sure he would have completed the real estate blogging book he was writing.

When I read over the interviewed him I did with John last December, I can’t help but remember just how big the John Mudd presence loomed over real estate blogging when I first began writing. He was everywhere and it seemed like he knew everyone. In my mind, he will always be The Original Real Estate Blogger.

Addiction to technology can be damaging to your mental health

Yesterday’s list of ten stories was fun to write… So in cleaning out the 400+ unread stories that had accumulated in my feed reader, I came up with these ten stories for today:

  1. I’ve had countless people ask me about how to set up a wordpress blog, so I was glad to see Matt point out that CNet now has a video that details the steps of setting up a WP blog. It’s a simple video, but that is appropriate since the instillation of WP is simple. However, if terms like “FTP”, “domain” and “web host” don’t mean anything to you, then skip over this video and go straight for a hosted blog like blogger or wordpress.com.
  2. Technology bloggers are so much more advanced in their blogging problems that they have to worry about things like the Echo Chamber. Since linking is still a novel enough concept in real estate, this is not really an issue within the real estate blogosphere. None the less, advice like “say something original once a day” is good stuff that we could all benefit from.
  3. I include the next article only for the last paragraph: ‘Employers provide programmes to help workers with chemical or substance addictions. ‘Addiction to technology can be equally damaging to a worker’s mental health’. (It’s one thirty in the morning as I type this, I obviously need help.)
  4. In an effort to separate addiction from hype, Seth Godin reminds us that “just because people know who you are doesn’t mean they’re going to buy what you sell… the best way to succeed is to have a really great product.”
  5. In relation to real estate technology, I can’t imagine why anyone with $17M would think that Reply.com is a good idea… How do they justify the business model that they are going to allow anyone to make an offer on any house? From their CEO: “every home in the country is for sale – for the right price!” The idea seems like a fun exercise for a graduate level economics course, but an actual product??? I don’t get it. Please feel free to let me know in the comments if I’m missing something…
  6. Also, Joel points out that Reply’s product is not likely to make Glenn very happy since he’s working on a similar service and even taken a patent out.
  7. More web technology that seems misguided to me: I can think of plenty of people who are in search of a good blog, but I can’t think of any other blogs that are in search of a good blogger
  8. And then sometimes, people take misguided to such a different level that I start to doubt my own sanity. How smart do you have to be to refuse $1M? (Really! What does he know that I don’t???)
  9. Barely on topic… There is an interesting house that was recently (re)listed in the NWMLS. Turns out the owners were not doing a good job showing the house from 1000 miles away, so they took it off the market while they reorganized their efforts. During that time, a friendly conversation on staging turned into a full-on listing for one RCG contributor. So far, the owners have been blown away by the difference that this one woman can make in preparing a listing for sale. If you saw the place before, please considering checking it out again because the changes are phenomenal. A neighbor said she barely recognized the inside of the house.
  10. On a related technology note, I found out that the previous listing was “live” again because it showed up in my feed reader based on a listing feed I created for my zip code from Robbie’s fantastic Zearch tool. Anyone in the Puget Sound area can use this tool to be easily updated every time a new listing shows up in their zip code, city, neighborhood, etc.

The Best Online Real Estate Marketing Time Can Buy

Jim over at the Real Estate Tomato has an interesting post about the type of content that real estate agents should produce on their blog. The question of content really boils down to how to do the best possible search engine optimization (SEO). So, here are my two cents…

Really! I’ll repeat that…

The type of content you write about is almost irrelevant.

There is no “perfect” content or “magic bullet” that will get you to the top of the search engines and thrust you to internet lead nirvana.

Here’s the reality: It is far more important to be interesting in a real estate kinda way (hence the “almost”) than to worry about creating the “right” content.

I sincerely doubt that Hanin Levin set out to be the #1 result on any search for real estate information in Laguna Niguel. He got there because Google has a lot of trust for his site with regards to real estate and at one point he happen to mention Laguna Niguel in one of his blog posts. This is the the long tail in action, which also helps explains why Rain City Guide shows up #2 on that list.

Why does Google have a lot of trust around Hanan’s site with regards to real estate?
Because a lot of real estate sites (mainly bloggers) have linked to him. That back-and-forth of linking between related sites blows away all other factors.

Why do other real estate bloggers link to him?
Because he is interesting!

Maybe after you’ve created a real estate blog that does well in Google, you’ll decide that you’re missing a few keywords, but more likely your readers will do that for you. An recent example occurred when a reader pointed out that we didn’t have any good houseboat information. A simple post three days ago on houseboat financing has already put Rain City Guide at the top of a useful Google search.

[photopress:williams_at_christmas.jpg,thumb,alignright]The important thing to remember is the “perfect” content will only work if others are linking to you and the content is good enough to keep readers coming back for more. My guess is that people begin searching the internet for real estate information months before they are ready to talk with an agent. As an agent, you want to write content that will keep them coming back long after they’ve forgotten about their initial google search!

You could try to be interesting like Lockhart with lots of NYC real estate gossip, like Hanan by posting fascinating links on a daily basis, or like Joel by being on top of real estate technology, but more likely, you’re going to need to write about something that hits a little closer to your interests. Blogging done right is similar to all other human endeavors done right… Success will be a reflection of your personality.

Corporate Blogs – Yes please!

RSS IconDustin’s comments in his last blog post got me thinking (which is never a good thing). Dustin said “You just set my blogging efforts at Move back by a year or so”. To which I reply, “I hope not! You don’t have that much time!”

One of the cool good things that has happened recently is the rise of corporate blogging. What’s interesting is you’re finding them in places you wouldn’t expect. Did you know Dell has a blog, meanwhile Apple does not? I think it’s an excellent way for a company to get in touch with it’s customers (and vice-a-versa), without the reality distortion and corporate hubris that happens when communicating via a scripted “public relations firm” message.

You may be surprised to learn that even the venerable General Motors has blog (In case anybody from GM management reads this – Good luck turning the company around and keep up the great work at Cadillac and Saturn. I’m rooting for you). If a 100 year old company in the rust belt has seen the value of blogging, I have to wonder why hasn’t every large company? 

In case you doubt the potential of corporate blogging, look no further than Microsoft. Robert Scoble helped put a human face on the “evil empire”, by spearheaded Microsoft’s Channel 9 video blogs and wrote the book on corporate blogging. When he left Microsoft for PodTech, it created nearly as much news as when Bill Gates announced his “retirement”. An anonymous Microsoft employee, through his blog has changed the company for the better. Even though the Human Resources dept has a blog, and prominent engineers have them too, a small corporate blog can as useful as the MSDN blogging network is to the “Redmond Giant”.

I personally enjoy reading Zillow’s blog, RedFin’s blog, and Trulia’s blog every day. Even the HouseValues’ blog can be interesting on occassion (it seems like they have a fun corporate culture, even if they just sell leads for a living). But where is the John L Scott, Coldwell Banker and Windermere blogs? I know countless agents of those brokers and independent brokers blog and do it very well (I think I’ve seen most of them on Rain City Guide at one time or another), but where is the human voice of those companies? They should at least give me a way to search for their agent’s blogs. Are these brokers nothing but a logo for an agent to put on their marketing? They may not realize it, but I think they are losing mind-share (which may become market-share) by being silent in the blogosphere.

Which brings me back to my original question, regarding Dustin’s comment. When is Move going to get a corporate blog?

Although, Rain City Guide is an excellent blog, it’s not the most appropriate venue for Move specific information (nor should it be). Why hasn’t Move added RSS feeds to any page that offers e-mail alerts? How are Move’s product offerings better than other things out there? What cool stuff is Move is doing? Why would a Software Engineer want to work there? Why should a realtor advertise with Move instead of one of these “Web 2.0 upstarts”? Heck, why not feature profiles of happy customers (something HouseValues does well)? I’d love to hear somebody explain the the Innovator’s Dilemma that Move faces to your constituency, so they’d understand why Zillow, etc are steeling the mind-share that realtor.com used to have. What’s the best MLS in the country to deal with and why? If Dustin or his co-workers explained why things are the way they are, maybe somebody in a position to change things would read the blog and start talking? After all if GM blogs, the CEO of Sun Microsystems has a blog, and Mini & Scoble can change Microsoft, I think anything is possible.

I’m not trying to pick on Dustin, but I really want to add the Move blog to my RSS feed reader and I can’t!

2nd Day @ Inman

For many, “Pressing the Flesh” (talking with potential clients/competitors/vendors/media/etc) is the most valuable part of any conference, and for better or worse, the most valuable part of my day yesterday was spent connecting up with others.

I can’t say that any of the presentations I attended yesterday were particularly interesting (i.e. worth blogging about) including the one that I participated on as a panelist. Then again, I was really the wrong person to be speaking on a lead conversion panel as my contribution to the 2-hour discussion was about 5 minutes where I stated my experience was that blogging provides leads that are easier to convert than typical internet leads because you’ve already built up a relationship with the person when the contact you. Beyond that, I couldn’t offer much to the discussion, so the two hours were dominated by the panel’s sponsor discussing their (very cool) product. All things considered, I’ve met tons of people from Top Producer who would have done a much better job than me speaking about the ways that agents are using internet tools to convert leads. It’s too bad none of them were asked to be on the panel (especially since their top marketer product was nominated for an Innovation Award).

I’m always interested in controversy and being relatively new to the industry, I’ve found it interesting the extent to which major industry players boycott these conferences because of the way that Brad Inman has been known to push his own agenda. While pressing the flesh at the conference has been very interesting (and almost definitely a valuable long-term experience), I’m left with the strange feeling that I’m taking part in a massive dance orchestrated by Brad.

And then Ardell happened…

In a comment the other day, I mentioned that I would write a post about the origins of Rain City Guide, and while my initial reaction was to talk about all the different influences that led me to think that blogging about real estate was a great marketing idea, I realized that (1) those influences were already discussed when Andy interviewed me last December and (2) that background is only interesting on a personal level.

So instead, I’ll take a different tack and start with the risks of starting the blog as I saw them… What did Anna and I have working against us when we started blogging about real estate?

  • Time: I had a full-time job as an engineer and could only devote a few hours a week to real estate writing
  • Knowledge: Both of us were new to real estate and had very little technical knowledge and/or experience to add value to existing real estate discussions
  • Money: We had no extra money to devote to the site. Life as a transportation engineer had pretty much tapped out our family budget.

However, I’m rarely one to look at the glass half-empty and instead I looked for ways to benefit from our weaknesses.

[photopress:sashas_shoes.JPG,thumb,alignright]To address the time, knowledge and money issues, the obvious solution was to attract knowledgeable professionals to write for Anna’s site. Not having many resources, my best bet for attracting others was to build something where “they” could directly benefit. Hence, the name change from Homes By Anna to Rain City Guide and a lot of altering of the design to highlight other contributors (like the photos by the side of each post, the photos along the sidepanel, and the listing of recent comments).

This led to the empowering realization that the site was no longer a marketing brochure for Anna’s real estate business, but rather, it was a destination worth visiting in it’s own right… For better or worse, I saw our main competitors being the online real estate section of the Seattle Times, although in retrospect they seem like an easy target. For a blog, we have a lot more freedom than they will ever have to be more controversial, interesting, and up-to-date.

My first steps were to read and study the types of things that the popular bloggers were writing about and how they approached topics. Much of my initial posts were copied from others except I’d add to the conversation by talking about how popular technology and/or marketing issue related to real estate. That strategy worked to my advantage because I definitely felt more confident writing about real estate technology than real estate transactions.

I then sent Anna out to attract additional writers at every opportunity. If she was on one side of a home buying transaction, I made her promise to tell the other agent about the site and see if they would be interested in writing on RCG. If a mortgage broker delivered a presentation to her office, I made her promise that she was ask him/her if they would write articles for RCG. This continued all through the Summer of ’05.

[photopress:dustins_shoes.jpg,thumb,alignright]The end result was that we dealt with our main disadvantages by getting experts to write for the site. Not only was the writing of these professionals free, but they also had time and added knowledge that went beyond what Anna and I could produce. Ironically, if we were experts, I bet this would have been much more difficult as the contributors would have been more likely to view us as a threat and/or competitor.

However, this set-up was not the panacea. We simply were not attracting enough eyeballs to get enough leads to keep other contributors interested in writing on a regular basis. It really wasn’t until Google began sending us a significant amount of free search traffic in the Fall of ’05 that we were able to attract other real estate professionals.

This brings us to early winter of last year when things seemed to be pretty good. We were getting decent traffic and I noticed that people started to link to RCG as a real estate resource. And then Ardell happened. It won’t surprise any long-time RCG reader to hear that when Ardell started frequenting the comment section of posts, her spunk and insider knowledge brought the energy level of every conversation up a few notches. Right around Ardell’s first posts, the traffic on RCG started to spike and has yet to let up.

Since then, getting people to write for RCG has been much easier (although not as easy as you might think!). I tend to troll all the local real estate blogs and contact the professionals that “get it”. Normally, the promise of more people reading their writing is enough to convince them to join us at RCG, but not for everyone. You might also find it interesting that I’ve never signed an agreement with any of the contributors. About as complicated as things get is that I make a vague promise that if they are willing to publish on a regular basis, then I will:

  • List them as a “Featured Contributor” on the sidepanel
  • Add a mini-bio (including their contact information) on the Contributor’s page

I feel pretty darn lucky that we’ve been able to keep things so simple and still have it function. If I had to give any advice to someone interested in starting a similar blog, it would be:

  • Keep it simple. Don’t start writing up complicated revenue-sharing plans before you have any revenue!
  • Don’t charge for things that should be free (i.e. blogging technology)
  • Focus on being interesting!

In the beginning, I had no idea what type of content would make for an interesting real estate blog. It has only been through a ton of trial-and-error that we’ve even approached the level of engaging conversations that occur today. With that said, I feel lucky in knowing that we are still in the primitive ages of real estate blogging and I’m still learning new things every day! 😉

Inspiring People to Comment

The total number of comments on a post is probably one of the better indicators that a blog post met the interestingness test.

Here are the top 10 most commented on posts on RCG:

  1. 8 Common Mistakes Made By Real Estate Bloggers – 70 comments
  2. You Have to Wonder…. – 66 comments
  3. Paying for the Privilege of Marginalization – 56 comments
  4. Adding Some Sun to Rain City Guide – 49 comments
  5. Why Google Base Matters – 48 comments
  6. Agents and Consumers – A Perplexing Business Model – 43 comments
  7. Is Your Earnest Money Protected By The Finance Contingency? – 40 comments
  8. Redfin – Something to think about. – 39 comments
  9. The Lame List Part II – MLS Rules – 35 comments
  10. Something’s Afoot in the Real Estate Business – but what does it mean and where is it going? – 32 comments

Here’s some of the common themes I see running through these posts:

  • Controversy. They give a strong opinion on a controversial topic.
  • On Topic. Rain City Guide is about real estate and the blog posts that are most commented on are all about real estate. While not surprising, I think it is worth noting that off topic posts are do not generate as much interest.
  • Minimal moderation. This may not be readily apparent to everyone else, but I haven’t had to moderate or remove almost any comments on any of these blog posts.
  • No begging for comments. None of the posts asked the users to comment… For example, not one of them states “What do you think?” at the end. I like to think that a good blog post “inspires” users to comment as oppose to asks them.

So… What do you think? 😉

Update: Paying people to comment is pretty darn effective as well. Looks like Hanan is giving away 100 bucks to one lucky person if enough of us go over to his site and leave a comment!
