Seattle Area Open House Information Sources

Can you tell me where I can find a list of all the Open Houses that are happening in my area this Sunday?

boy-looking-at-toy-houseI’ve been asked this question lots of times and I have always had to answer, “I’m sorry. There is no single, good source. Everyplace is going to list the ones they are promoting.” Sadly, this is still the case. The Seattle Times classifieds was the defacto hub of information for Open Houses during the pre-internet-print-is-king era. Now that the web has taken over as the main source of any information, a “Complete Open House Times and Locations Guide” should be as easy as pulling up a Google Map. But it’s not.

Enter the major Brokerage Firms
Our NWMLS (Northwest Multiple Listing Service) does publish open house information if the agent requests it. However the larger brokerage firms restrict their agents from participating in publishing this information. Why? Because they all want you to come to THEIR websites and just see THEIR listings. God forbid that smaller companies might ride on the coattails of this and reap the benefits of centralized exposure to the public of their listings.

Meanwhile, the consumer looses. They don’t care which brokerage has the open house. All they care about is finding out about ALL of them in their desired price range and location. Until the brokerages figure out that not sharing is a loose-loose proposition, they are going to hold on tightly to one of the few pieces of information that they think they can control, even to the detriment of the industry as a whole.

Enter the free upstart website
Craigslist is generally a good source for open house information and has been devastating to the Seattle Times Classified section as more and more Sellers and agents realize that this is a popular source of information for Buyers to find out about real estate listings and open houses. The problem is that it is hopelessly unorganized and difficult to filter well. Properties scroll off quickly and the average consumer misses a number of worthwhile ads.

For now, here is a list of a few of the various companies Open House sites where you can find Seattle area open house information and then assemble it yourself.

(I recommend you search for “open” rather than “open house’ – otherwise you may miss alternate titles eg. “Open Sunday”. Use price and bedrooms to filter further.)

Seattle Times Open Houses
Keep in mind that ads placed in the company-sponsored sections of the The Seattle Times classifieds (often referred to as “block ads”) DO NOT automatically show up when you search on the NWSource website. If available, these ads are often an extra charge to the agents and may or may not be included in the ads they have placed.

NWMLS Open House mapping feature could be a GREAT tool for agents AND consumers. But because the major brokerages and some of the smaller brokerages refuse to participate, and because it currently doesn’t differentiate between “Brokers Open” and “Public Open” events, consumers are on their own to dig and find the open houses they may want to see. (sources tell me that in the next major update, the NWMLS will be able to break out public vs. brokers open houses) Hopefully the NWMLS will start offering a report of this that can be emailed or subscribed to. That might be the tipping-point that would get other brokerages to participate.

Then there is the old-fashion way
The one sure method for Buyers: Get in your car and drive around the areas you are interested in. Agents almost always put out a sign to lure you in, even if the collective NWMLS Brokers won’t help them online.

Virtual Discrimination by Real Estate Brokers

A real estate broker who operates in 23 states has filed a complaint with Federal authorities against the local MLS for “restraint of trade” practices, according to Inman News. Ryan Gehris, who is a broker of record for flat-fee real estate company Housepad.com in 10 of those states, alleges that the North Carolina MLS’s requirement to physically attend specific MLS orientation classes discriminates against non-traditional web-based brokerages. I think he has a point.

Do I have to be here?

While I can see an argument for the advantages of attending specific events, I think that the mandatory requirement of attendance takes it too far. I think of it like networking – It makes sense to do it, but if you don’t it’s your business that is likely to suffer and that’s your choice.

In this age of WebEx, Skype or UStream.TV online meetings, it just isn’t necessary to physically go somewhere for most types of training, especially computer training. And the cost and time concerns associated with attending far away events can make it prohibitive, especially for agents that have other obligations and commitments.

The spokesperson for the MLS said the training is “not intended to be a burden to participants and is required because of the substantial changes in technology.” But if people can get a college degree with online training, it’s hard to imagine why basic MLS user training requires someone’s physical presence to be effective.

The real reason may be that the MLS would like to make it hard for non-brick-and-mortar business models because they do not like the competition. I say let their business model succeed or fail on it’s own merits, not because of discriminatory road blocks put in their way.

Real Estate Agents, Seth Godin and Tribes

Everyone who is going to buy or sell a house in 2009, should answer this question before choosing an agent:

Are you looking for a Leader-Agent, or are you looking for a Follower-Agent?

For those who have never heard of Seth Godin and/or Tribes, the hyperlinked words in this sentence are links to valuable resources, in that regard.  Now…forget Seth.  This is not a post about Seth Godin and Seth Godin is not in my tribe. 

This is a post about how people CHOOSE a real estate agent, and how agents decide whether or not they should work with a given potential client.

If you are looking to hire an agent, but you want to give the agent a list of things to do,.   Or you want the agent to have a list of things that the agent will do, in sequence, regardless of whether or not that step is appropriate at that time. Then you are looking for a Follower-Agent.  That’s OK! 

What’s not OK is for you to pay a LeaderAgent-Price for a Follower-Agent, or expect a Leader-Agent at a Follower-Price.

What’s not OK is for you to hire a Follower-Agent, lead him, and then blame him when the results are less than satisfactory.

The “picture” below is my integration of Godin’s Tribe Concept, with the age old Probe, Evaluate, Close Concept.  The more quickly you can Probe, Evaluate and Close in each moment, the less time you will waste dealing with people who are just Not In Your Tribe. 

“CLOSE” = Determining if someone is right for any of your Tribes, quickly putting them in the “right” Tribe, or putting them on the outside of the Cycle Chart altogether.  The more quickly and accurately you can “close”, the happier you will be in 2009.  That’s true of all business and personal “choices”.

“Outsiders” are not bad people.  Well, a few are.  In the photo below, you will see dots outside of the circle.  Those are people you choose not to deal with, for whatever reason.  The one’s with the X over them are the bad ones 🙂 

Truth is, we all have many Tribes.

Tribe 3 is the Real Estate Transaction for a couple without children who want to hire a few followers to “assist” them. 

Tribe 1 is more reflective of my typical real estate transactions:  4 equally important forces all doing their part well.

Tribe 4 is indicative of the networks used by each of those 4 people in Tribe 1, to accomplish their part of the transaction.  Each Leader-Participant has a Tribe of followers.

For Agents:  If you are a single practitioner, then you likely will have 24 to 36 people in your Tribe in a year’s time.  Stop trying to be all things to all people.  Recognize that 24 – 36 fabulous “Tribal Relationships” is all you need, and learn how to quickly “Probe, Evaluate and Close”, to select the best mutual relationships.

For Buyers: The most important thing for you to understand is that most often, a buyer will not know that they need a Leader vs. a Follower, until it is too late to go get one.  That’s just a weakness of the system.  Knowing that up front may help you…maybe not.  It is what it is.

For Sellers: Be honest with yourself about your ability to be objective.  Don’t hire an agent; and then act like a For Sale By Owner.  You just complicate things to the point where no one is successful.  If you want to run the show…GREAT!  Just make sure you hire a Follower-Agent and pay a Follower-Price.  Don’t hire a Leader-Agent and spend all of your time butting heads with the agent.  That tension will lead to failure somewhere along the line.  Knowing that up front may help you…maybe not.  It is what it is.

Having tried without success to unlock frozen credit markets, the Treasury Department is considering taking ownership stakes in many United States banks to try to restore confidence in the financial system …

Treasury officials say the just-passed $700 billion bailout bill gives them the authority to inject cash directly into banks that request it. Such a move would quickly strengthen banks’ balance sheets and, officials hope, persuade them to resume lending. In return, the law gives the Treasury the right to take ownership positions in banks, including healthy ones.

Hat tip CR who says, “The proposal resembles one announced on Wednesday in Britain.”

Sounds like the Treasury is trying to work as fast as they can.

Tracking Homebuyer Activity

Last week an agent said to me, “I have had the same 6 or 7 buyers and sellers for the last 4 months.”  Reminded me of a waitress who couldn’t “turn a table” because the same people stayed all night long.

I decided to track homebuyer activity to see how many buyers who have been looking at homes for the last 30 days or so, have purchased one.  The little blue box on the doors of homes for sale tells us which agents have shown the property.  If you take that agent’s code number and plug it into the MLS, you can tell if that agent is involved in a pending or closed transaction in the same period of time. It’s not an exact science, but let’s see what we can find out.  As usual, I’m doing this in real time by tracking the agents as I write the post.

I pulled the records of 6 of my listings and the 56 showings by 48 agents they have had in the last 30 days or so.  34 of those 48 buyers have bought nothing. 2 bought my listings.  12 bought other properties (see below).  One of my listings in escrow during the same timeframe was purchased by the neighbor, so that pending transaction had no agent showing.  I’m not counting the times I showed the property myself or people who came through during an Open House.

Agent #1 showed the property 3 X in 2 days.  If you take the code # of the agent and plug it into the system, you will see that two days later that agent opened an escrow on a property that cost $250,000 more on a similar house nearby.

From that we can assume that the buyer of Agent #1 was weighing the choice of buying a fixer or spending $250,000 more for a similar home assessed for only $25,000 more.  It’s not unusual for someone to want a home that needs no work.  But spending $250,000 more to get one, is not all that common.  Especially one that doesn’t have more bedrooms or more bathrooms or much more square footage and is not in a better location.

Agent #3 showed the property twice and then the buyer purchased a newer townhome on the Eastside instead of a fixer single family home in Seattle.  This buyer spent $100,000 less.

Agent #5’s buyer bought my listing in Rivertrail in Redmond.

Agent #16’s buyer bought the house behind my listing in Seattle on a 2,800 sf lot vs. a 5,000 sf lot, listed for $6,000 less.  The price differential could have been $20,000 at the time.  I have to check the date of the showing vs. the date of the price change and the date the home behind it went into escrow.

Agent #19’s buyer bought a single family home in Downtown Kirkland vs. a townhome in Redmond for almost double the price.  (This one is more likely a different buyer with the same agent. Most of the agents listed as their buyer buying “Nothing” are agents who sold nothing at all, so it’s easier to be almost positive.  Though those 34 buyers could have bought something with a different agent, that’s not likely given the short timeframe tracked.

Agent #21s buyer went further south and bought a single family home instead of a condo for about $20,000 more.

Agent #22s buyer bought an “income qualified affordable ARCH” condo.  $20,000 more for twice the size and 1 additional bedroom.

Agent #24s. buyer bought a new townhome instead of an older craftsman that needed updating.

Agent #25s buyer spent $100,000 more and bought a house that needed less work.

Agent @26s buyer bought a condo in Capitol Hill vs. a fixer home in Green Lake.

Agent #28s buyer bought a newer home further away from Microsoft for $25,000 more (Newcastle)

Agent #36s buyer bought a new townhome (instead of an older SFH) further north in Seattle for $100,000 less.

Agent #37s buyer went to Shoreline vs. Green Lake and spent $100,000 less for a house that needed less or no work.

Agent #40s buyer bought my listing in Bellevue.

While I don’t intend to replace OBEO as “the expert in buyer behavior”, being able to track what buyers are actually doing, is a useful tool. This ability is only recent, as NWMLS just added the “selling agent” code ID to the data entered when registering a pending or closed sale.  It was the first (and only) thing I complained about back in 2004, and the change took place in June or July of 2008.  Many could not see the need to post the Buyer Agent info when recording a sale.

This feature offers an enormous advantage to our seller clients, who can now track via their listing agent, what the buyer did or didn’t do after seeing their home.

For listing agents, just write down the LAG# (agent code) of agents who show your listings.  Then you can track to see if they are putting anything at all into escrow…or not.  By seeing what the buyer chooses, you can determine if you need a price change, or if you need to make some condition improvements to your current listings.  There’s not much you can do if people don’t want a fixer and choose a new townhome instead. So before reducing the price based simply on time on market, assess the actual situation as carefully as possible.

Interesting side issues:

1)  Three of the agents are no longer agents at all, so I can no longer track them.  Showed my listing and then quit the business altogether 🙂

One of the agents’ buyers bought a Downtown Condo that had been on market for 4 1/2 months with no price reductions. Knowing WHY buyers are not choosing the property, by tracking their movements, can help owners decide whether you need to wait it out at the same price, or reduce the price.

Don’t buy into an automatic reverse auction of reducing the price every X days. Track what those buyers are doing, and plan and change your strategy accordingly.  A lower price isn’t going to turn a fixer craftsman into a new townhome.  Sometimes waiting longer for the right buyer IS the answer.  But if people are buying similar homes nearby for less…then a price reduction is in order.

Who Should Get Out Of The Real Estate Business?

Dustin, Jillayne, Rhonda, Galen and I were all in San Francisco for a few days for The Inman Connect Conference.  One of the most profound and spot on statements I heard at the Conference was “If you do not have a listing, right now, in THIS market (top-heavy with inventory)…turn in your license!”. Sorry I can’t remember who said it.  In fact I think it was a woman in the audience and not on one of the panels.  But how TRUE is THAT!  With inventory at all time highs, can you say you are a real estate agent if you have NO listings?! I thought that was a punch in the glass jaw to some of the agents milling around the conference.

The highlight of my trip was when Pete Flint of Trulia came over to me at the Better Homes and Gardens Soiree and handed me his card.  He recognized me from Trulia Voices 🙂  I gained a huge respect for him given our conversation.  We were talking about Trulia Voices vs. Zillow Q & A, and I was impressed with his sincere level of interest in opinions on the subject. Trulia had the best party, BTW.  A funny in the Trulia Voices link up there.  One of the agents immediately gave my response a “thumbs down”, while at the same time the person who asked the question voted it as Best Answer.  Oh well, you can’t please everyone.

I still feel guilty about keeping Marc Davison of 1000 Watt Blog up so late that he missed his Panel Moderation the next morning.  Brian Boero filled in for him. Officially the reason for his missing the panel was related to his recuperation of severed finger.  But I can’t help but feel that had I let him get a little more sleep the night before, he might have made it.  Yet, I can’t say I’m sorry for detaining him for so long…I just didn’t want to let him go.  He’s an amazing person.

I’m hoping Inman or Sellsius will post a video of the panel I was on, moderated by Joe Ferrara.  I was a little nervous about being on a panel with THREE attorneys!  Russ Cofano, Joe Ferrara the moderator and the woman from NAR. I was told afterward that something I said was Twittered into cyberspace instantaneously. Not sure what it was…I wasn’t Twittering on my iPhone while speaking on the panel. I got visibly annoyed with Todd Carpenter during the discussion (sorry Todd). The Panel was on “How Not To Get Sued” as a blogger.  Todd was basically saying to be nice and avoid controversial topics.  But Russ and I had a really nice conversation and rapport on stage. (No Tim, no Punch and Judy show.)

I was the only one in the room that clapped for Frank Llosa on “The Future of the MLS” panel when he spoke of the button next to the Listing Agent info that explains why, as a buyer, you might not want to call the Listing Agent. Here’s a quote from Frank’s website that will give you an idea of why I like him ”

Sunday Night Stats – Where's the market heading?

Tonight I want to get an idea of where the market is heading as we go into July, as to prices.  I’m going to bulk together some Zip Codes that I personally follow, to have a large enough area to be meaningful, and yet zero in on local at the same time.

I’m getting the data as I am typing, so I have no idea how the numbers will fall.  We’ll find out together.

First Group: 98033, 98052, 98004, 98005, 98007 and 98008 on a combined basis.

Residential:

In January of 2008: median Asking Price of homes sold was $652,450 and the median Sold Price of those same homes was $625,000.  Median days on market of those sold homes was 68 days and 27.66% sold in 30 days or less.  Median Price Per Square Foot = $267.66

Lets jump to May 2008 and see where the market went by that time from the beginning of the year.  Median Asking Price $643,500.  Median Sold Price $630,000.  Median Days on Market 41 and 38.28% sold in 30 days or less.  Median Price Per Square Foot = $272.72

June 2008: median Asking Price $710,000.  median sold price $690,000. Median days on market 61 and 33.58% sold in 30 days or less.  Median Price Per Square Foot = $277.10

July month to date: Median Asking Price $650,000.  median sold price $639,000.  Median days on market 50 and 30.92% sold in 30 days or less.  Median Price Per Square Foot = $253.57.  Median type of house was a 4 bedroom 2 1/2 bath 2,520 sf home.

Some pretty large homes are in escrow with the median square footage of all homes in escrow at 2,660 and a medain price per square foot of $262.20.  Of course that $262.20 is asking price and not sold price, so prices are trending down from July 1 to present.

Let’s compare that to June of 2007: Median Asking Price $699,000.  Median Sold Price $685,000.  Median days on market 21 and 61.09% of homes sold in 30 days or less.  Median Price Per Square Foot = $292.73.  Median type of house was a 4 bedroom 2 1/2 bath 2,340 sf home.

Interesting July stats so far.  The size of home is larger, the price is lower.  More home for less money as I said last week.  Very Interesting.  But the numbers are so different from May and June. Fewer houses sold quickly.  This data is worth tracking week to week, especially as we head into fall.

Second Group Seattle 98115 and 98103 on a combined basis excluding townhomes (townhomes on Eastside automatically not included for the most part, as on The Eastside townhomes are condos and not residential). Trying to keep this apples to apples.

In January of 2008: median Asking Price of homes sold was $540,000 and the median Sold Price of those same homes was $522,500  Median days on market of those sold homes was 51 days and 29.57% sold in 30 days or less.  Median Price Per Square Foot = $253.64

Lets jump to May 2008 and see where the market went by that time from the beginning of the year.  Median Asking Price $595,000.  Median Sold Price $580,000.  Median Days on Market 20 and 61.97% sold in 30 days or less.  Median Price Per Square Foot = $277.51

June 2008: median Asking Price $550,000.  median sold price $546,000. Median days on market 29 and 54,02% sold in 30 days or less.  Median Price Per Square Foot = $265.04

July month to date: Median Asking Price $567,450.  median sold price $553,450.  Median days on market 23 and 56.90% sold in 30 days or less.  Median Price Per Square Foot = $261.67.  Median type of house was a 3 bedroom 1 3/4 bath 2,115 sf home.

Let’s compare that to June of 2007: Median Asking Price $567,000.  Median Sold Price $569,500.  Median days on market 13 and 75.93% of homes sold in 30 days or less.  Median Price Per Square Foot = $273.79.  Median type of house was a 3 bedroom 1 3/4 bath 2,080 sf home.

The median asking price of all pending sales is $535,000 and the median square footage is 2,085.  Looks like better “deals” are in escrow as we speak at $256.59 MPPSF as to ASKING prices with that number to be pared down further as to sold prices.

Mr Monk

Mr. Monk returns to TV with a premiere episode this Friday, July 18th. This one will be near a dear to our hearts. He’s going to buy a house! That’s right. Here is your most OCD client in a life-imitates-art drama.

When his new neighbor plays his music too loud, Monk decides it’s time to move. He makes the big leap and buys a house that turns into a money pit, reminiscent of the 1986 movie that we agents like to give to first-time buyers who think they are ready for a fixer-upper. Things continue to challenge Adrian when he hires the handyman from hell who is determined to rip up the entire house. Brad Garrett form Everybody Loves Raymond guest stars.
